    In the payment structure, every installment is tied to a specific construction milestone, guaranteeing a fair and transparent process.

  • There are two main ways for foreigners to acquire property in Bali:

    • Leasehold: This involves securing land rights for a specified period. It is ideal for foreign investors due to lower capital requirements, extension flexibility, and potential tax benefits. Suvi villas have 25 years land lease (from Dec 2023) plus 25 years extension. Usually, the extension price is the effective market price when the extension is requested. Suvi villas come with a fixed extension price, which is already below the current market price as the land prices in Bali increase fast. The extension must be done before Dec 2030 to get the pre-agreed price. 25 years of extension is guaranteed, but it’s also possible to extend the leasehold beyond 50 years total, when agreed with the landlord.

    • Freehold: This allows foreigners to acquire land through a local company, providing perpetual ownership.

  • You can be as involved or as little as you wish. Several great-quality rental management companies (we can recommend) can take care of everything for an 18-20% fee. The full-service packages generally include:
